Will the system melt all the Snow and all the Ice at once, or completely?

The short answer is yes, but with an explanation.  The radiant heated driveway is designed to mostly "evaporate" the falling snow if you have a single zone installed.  If you have a multiple zone system, the system resources are dedicated in a specific order.  Zone one is normally reserved for the main entry tracks up or down a steep driveway, then zone 2, 3, etc. if required and in the order deemed important. This is covered when we do a site evaluation.  Sometimes you just need a simple power upgrade to your home or business - then you would have all the areas activate at once.

Will we ever see Snow or Ice on my driveway, walkway or sidewalk?

It depends more on wind than on the falling snow or ice. The system or the primary zone will stay on evaporating snow or ice until the sensor detects no more falling snow or ice. There could also be areas where snow or a snow drift could show accumulation. Wind could blow snow, creating a snow drift or light film of snow or ice on the installed area while the sensor remains clear.  Just turn the system on manually with the interior bypass timer for an hour or an two and watch it evaporate away.

Will I never see any snow or ice on the area the system was installed on?

The buried radiant heat cables do not sense snow or ice or snow drifts - only a sensor can do that.  If there is snow or ice on the sensor then the system will recognize it and turn on.  Contact us

 

How long will it take to melt all the snow and ice?

It depends on the snow or ice fall rate, wind speed, general temperature, ground temperature.

 

How many zones can I have?

That depends on your needs.  Most projects only require one Radiant heat zone, but you can extend it to add walkways and stairs as well.

 

Does installing multiple zones have any drawbacks?

That depends.  During the consultation walk through you will hear about the "priority zone." The priority zone comes on first.  It is the first zone to come on to get you into your home or business as safely as possible. All other zones are ancillary and in our opinion help make it easier on your back and health.

 

Who warranties which items?

The pavers warranty the paving work.  The electrician warranties the electrical.  The installation materials are warranted by the manufacturer, the mason warranties their work.  We warranty our installation and components. 

Depending on the installation type you chose we may warranty your installation up to 20 years.  If you choose our turnkey solution all warranties go through us for up to 10 years.  There are obvious advantages to having us provide a turnkey solution from warranties to permits, utilities, scheduling and more.  Contact Us

 

Is my existing electrical panel compatible with your system?

Normally yes,  depending on the size of your electrical service and the system designed.  But it is possible you may need to upgrade your electric service.  Most radiant heated driveways systems do not need an upgrade, but if it is required it is normally a simple procedure to do so.

 

Can the system be installed in asphalt in the fall or the winter?

That depends.  For asphalt installations, temperatures normally above 42 degrees are recommended. In those cases we install to the binder asphalt course only.  The system is completed in its entirety except for the top 2” wearing course, which is applied in the spring.  In cement, the system can be installed down to 32 degrees like any masonry wall, sidewalk, foundation, etc.

 

Does the system make any noise?

The outdoor system is silent; the indoor controls hum a little.  An available option is the silent sentry controllers.  These are virtually silent controllers, you could sit 3 feet away and not even know the system is in operation.  No clicking, no hums.

 

Will I be able to park in the driveway during installation?

That depends on the installation method chosen for your home. Normally yes.  We make every effort to minimize any inconvenience to our clients.

 

I will never need to have my driveway plowed, right?

Even the most expensive system can get temporarily overloaded or impacted by a power outage.  But generally no plowing is necessary.  Now, some clients that have a very long driveway install a system of just radiant heated driveway tracks up or down a hill or slope that has not been passable by vehicles, plows, front loaders, 4x4's or bobcats.  The radiant heated driveway system needs to run while its snowing, sometimes if a storm is arriving the system should be preheated using the preheat timer option prior to a snowfall event.  Contact us

 

Does my driveway have to be completely replaced?

Depending on the condition, we may be able to use your old driveway as a base and refinish it with an asphalt cap.  If we can slot cut and bury the cables within your existing driveway, the slot cutting or milling costs are far less expensive than an entirely new driveway.  If the existing driveway has multiple ruts, hills, cracks, etc, then possibly yes, you may need to replace or repair it.

 

How much does a new driveway cost?

It depends.  A complete replacement normally ranges from $3.50-$5.50 per square foot.  Slot cutting and recapping fees are around $2.00-2.50 per square foot and, if we can use the existing base, it can save time and money and provide a more settled base.

 

What if after a period of time a zone still has some snow or ice on it?

Sometimes it is just that the sensor is clear of snow or ice. Usually you can just kick a little snow on the sensor or manually turn on the pre heat / overide timer to activate the system. Most radiant heated driveways do not need to be heated within a foot or so of the borders, except where the driveway meets the garage and then we are normally within 6 inches or so.  Contact us

 

Do you use subcontractors?

We never subcontract our part of the installation.  But we are not Masons, Pavers, Landscapers, Excavators, Truckers, Sprinkler system installers, etc.  We are designers, installers, and servicers of radiant heated driveway systems.

We do the electrical work with our in house licensed electrician.  We also have asphalters, pavers, masons, landscapers and sprinkler services in most areas.  We can also use yours, should you have an electrician, mason,  landscaper or asphalter that you prefer.  We would be pleased to use them on your radiant heated driveway project, if that is your preference.

 

Who handles all of the coordination?

For a separate fee, called the Turnkey Solution, we coordinate, schedule, and prepare the cable company, electric company, telephone, water, sprinkler company, demolition, masons, pavers, electricians, material deliveries, insulation, the factory, the installation, slot cutting, the interfacing for permits, drawing submissions, inspectors, utility engineering issues, rental and daily schedules where required. What does the system cost to run?

On the average, around *$1.25 - $1.50 per 300 square feet - that is per one hour of running time. Far less than the cost of snow plowing. *Based on average NY/NJ/PA KW rate.* It does not include utility taxes, surcharges, etc. that all utilities charge.  See the KW calculator for reference.

 

How long does the entire project take?

From the first call and through appointments, drafting, CAD designs, your approval, deposits, ordering from the factory, deliveries, the electricians, pavers, masons, slot cutting the driveway if required, installation of the cables, sealing the driveway if required, possible customization of control panels, third parties, weather delays, the time frame could be approximately 4-8 weeks off and on of on site time depending on the time of the season, weather, prior projects and time of year that you order.  Please Contact us

 

Can I plow my driveway if I wish to?

Absolutely, Just be sure to tell the snow plow company not to scrape your new driveway, and to use snow shoes on the plow.

 

10, 15, 20 years from now, can I re-top, retrofit, replace my wearing course level of my asphalt driveway?

Absolutely!  Depending on the installation method chosen, that is not a problem.

 

What does it cost to install a system?

This is obviously the most frequently asked question.  Installing a radiant heated driveway or installing a set of radiant heated tracks is not like buying carpeting at your local home center.  A system cannot be quoted by the square foot like tiling. Please see below some variables:   Contact us

What about a general idea of cost?

Well again, size, existing infrastructure, required infrastructure, aggregate types - it all comes into play. Generally speaking this is an investment in your home or business- not unlike a pool, decking or addition to a home. You say you want a pool?  Well, is the pool a 12' above ground costing $1500 dollars? Or is it an in-ground 20 x 40 with slides and hot tub costing $10,000 -$15,000 or more?

Or -

Maybe you want a new deck, is it 10 x 10 ground level built in pressure treated wood? Or is it a two story deck made out of composite Trex?

Or -

An addition to your home could be a refinishing of your basement or raising the roof to a second or third level.

None of the above would be quoted without seeing the project site.

But even with that said there are times we can do a phone consultation based on information we receive from you.

 

Do you charge for a site survey or phone consultations?

Yes, As of September 1st 2009. The site survey charge is 75.00 off season, $125.00 on season.  The site survey fee covers fuel, tolls, travel and site time during which we measure the site, check all infrastructure as stated above and more.  We create where required an in house (for in house use only) design, project infrastructure requirements and material lists and then provide you with an emailed E-Quote for your review. *Round trip to your home or business 1-1.5 hours, on site time approximately 1 hour, infrastructure, design & price out 1-1.5 hours, total time dedicated approximately 4-5 hours.  So when you take the $125.00 site survey fee, divided by the $25 per hour average and of course fuel and tolls, the site survey fee only slightly offsets our costs.

*Your site survey fee will be deducted from any installation started within 1 year of receiving your E-Quote.

 

Do you charge for the phone consultation, system design and quotation by phone?

Yes. Generally speaking a phone consultation and design takes about an hour to an hour. The fee is $50.00 unless you have previously paid a site survey fee.  This does not provide you with a printed out design and material list.  The phone consultation / design is done to provide you strictly with a budgetary number, as well as to show you how different designs affect the infrastructure costs.  Contact us

If you have previously paid a site survey fee, then we will provide you one additional phone design / consultation. In order for a phone consultation to be provided, your home must be viewable from Google Earth or you need to provide a line drawing from an architect or builder showing length, width and, if the width changes, drawing must show where the driveway changes width, where the garages and walkways are, where the meter is, where breaker panel is, and the approximate grade.  If you're just looking for tracks the entire way up or down your driveway or perhaps just a partial dangerous curve or area, then please mark that on the drawing submitted.

For the phone consultation, we will need you to be at your computer.  We will email you at the appointed time an invitation to join a computer meeting and will provide you a password to access our computer / server.  While we are on the phone we will navigate areas of our website to which you currently do not have access.  We will then build by device and material your new radiant Snow and Ice melt system. Do you charge for system designing and planning?

Absolutely.  Just as an architect or engineer charges for plans to provide a layout for bidding and walk through purposes, so do we (we just charge a lot less).  We have seen architect plans for radiant snow and ice melt systems cost over $2,500 and yet they still need us to provide additional information to supplement thier plans.

Our fee for complete system layout is $425.00 February through May, $650.00+ June through September.  October through December can be discussed with you.  During the May through December portions of the year we are installing 6 to 7 days a week to make sure everyone that has signed up is completed before the winter.  

Our designs can be ordered as needed.  Radiant layout only for township inspectors.  We can add the electrical layout as well for an additional $125.00 fee.  You may add on excavation dimensions for the infrastructure for an additional $150.00.   Contact us

What brand will you install?

Good question. The simple answer is whichever product best suits your project.  We are certified for every major brand and honestly, because we have had to service all brands, we will install either one type or a combination of brands to best fit your particular projects needs.  Unlike part-time installers who only have access to one or two brands, because we are a distributor with access to every brand we can perfectly install what is required. Think about this: if we're installing a product permanently within your driveway, walkway or balcony, a product to last decades, and we are authorized to use and install any major manufacturer, why would we install anything less the the best for your project?
